Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Uptown Square, a 512-bed student housing community located near the Texas State University campus in San Marcos. Peter Katz of IPA represented the seller, Inland Private Capital, in the transaction. The property was acquired by Greystar for an undisclosed price. Located less than one block from campus, Uptown Square offers a mix of studio, one- and two-bedroom units with bed-to-bath parity. Shared amenities include a clubhouse, computer lab, grilling stations, a resort-style swimming pool, sand volleyball court, pet park and fitness center. “One of the top 40 largest universities in the country, Texas State enrolled nearly 39,000 students in fall 2023, yet currently offers on-campus beds to only 17.6 percent of its students, driving more than 24,800 students to seek off-campus housing,” says Katz of IPA. “Completed in 2015, Uptown Square has consistently been a strong performer and was 98 percent occupied for the 2023-2024 school year.”
